Lake lots
Not every foot of a lake lot takes a house.
- 164.4 ftNormal lake levelThe top of the conservation pool. Where the water usually sits.
- 179 ftThe easement lineUp to about here, the Corps holds a flowage easement on most lake lots. You own the land, but it can flood on purpose. Higher up the lake it can run to 189 ft.
- No houseBelow the lineNo house, trailer, or RV to live in, and no filling or reshaping the ground. A fence has to let water through.
We find your line on the plat before anybody draws a house. If your build touches the easement, the Corps of Engineers needs a shoreline use permit first. Walk the lot with us
The price
One number. Before the slab. In writing.
No "we'll see how it goes." Here's what moves the number, so nothing on the bill is a surprise.
- 01Size and eave height
- Every foot taller is more steel and more sheeting, all the way around.
- 02Doors
- Count, width, and height. A 16-foot door needs a taller building to hold it.
- 03Slab
- Thickness and footings, set by what's parked on it. A tractor isn't a bass boat.
- 04Insulation
- Bare steel sweats when warm, damp air hits it. Down here, that's most of the year.
- 05The finish-out
- On a barndo or a house, the inside: cabinets, counters, floors, fixtures. Pick them before you sign.

Let's walk your land.
Free, about an hour. Where it sits, how the water runs, where the septic goes, where power comes in, and on a lake lot, where your line is. Then we price your build.

Straight answers
Can you build on my lake lot?
Usually, yes, above the line. On most Rayburn lots the Corps holds a flowage easement up to about 179 feet: no house below it, and no fill. We find your line on the plat before we draw anything, and if your build touches the easement, the Corps needs a shoreline use permit first.
Can my bank finance a barndominium?
Plenty do, but ask before you pay for plans. The appraisal is the usual snag: there aren't many barndo sales to compare against. We send your lender the line-item cost sheet and the plans so the appraiser has something to work from.
Do I need a permit for a septic system?
Yes. A new septic system needs a soil test, a design, and a permit from the county's authorized agent, and it goes in before the house is finished. It's one of the first things we look at on a land walk.
Do I need to insulate a shop?
If you'll ever heat it, cool it, or park anything you care about in it, yes. Bare steel sweats when warm, damp air hits it, and it drips on whatever's underneath.
Are home builders licensed in Texas?
Texas doesn't license home builders. The trades inside are licensed: electricians and A/C techs by TDLR, plumbers by the State Board of Plumbing Examiners. Ask any builder who's doing that work. Ours are licensed for it.
How long does it take?
A shop goes up a lot faster than a house. You get a schedule with the contract, and the foreman texts you when it moves.
